Immediately following the auction, the successful buyer will be contacted by Molly J. Oliver and enter into a written purchase agreement requiring a 15% down payment the day of the auction. The balance will be due at closing on or before August 25th, 2014. Possession will be August 25th, 2014 of the 10+/- Acres & Improvements and Grass Possession will be January 1st, 2015. Seller will provide marketable title to the buyer evidenced by a policy of title insurance. Cost of title insurance and closing costs will be divided equally between seller and buyer. The 2013 real estate taxes will be paid by seller and the 2014 taxes will be prorated to day of closing. Property will not be sold subject to financing.
