Immediately following the auction, the successful buyer will be contacted by Lee Juenemann and required to enter into a written purchase agreement with a 15% down payment the day of the auction. The balance will be due at closing on or before November 13th, 2015. Possession will be as seen above in each Tract. Seller will provide marketable title to the buyer evidenced by a policy of title insurance. Cost of title insurance and closing costs will be divided equally between seller and buyer. The 2015 and years prior real estate taxes will be paid by seller. Property will not be sold subject to financing. Please have all financial arrangements made prior to the auction. The written purchase agreement to be signed by the seller and buyer after the auction is the sole and controlling document of this sale and supersedes any and all other terms verbal, written, expressed or implied and shall be the sole and controlling document for this real estate transaction.
