Auction Closes at 2:15 pm Central Time. Bidding will continue on both tracts until there are no bids for 3 minutes on each tract. This auction carries a 3 minute auto extention.

Tract 1: Tract 1 features a beautiful all brick home that was built new in 2000. It has 3 bedrooms and 3 baths. It has a full basement and attached 3 car garage. The garage has a large cemented approach and faces to the south so the sun keeps it melted and open. There is a vinyl fence that encloses a large back yard. This house is a must see.

There is an all steel Chief building that measures 60 ft. x 100 ft. It has three distinct sections. Section 1 is on the west end of the building. It features a heated shop (radiant L.P. gas hanging heater) with two overhead doors that make it a drive through shop. Section 2 is a tack/wash room that leads to a 2 story full living quarters with a kitchen, bathroom, office, and living room. It is air conditioned and heated and has windows that look out to section 3 which is an open calving area currently being used to calf out heifers. Many a trophy deer have been shot on or near this pocket of trees. There is a submersible well close to the road that provides water to all of the tanks located on tract 2 and throughout the 80 acre tracts. The tanks have floats and shut offs for easy winterizing.

This water is also piped underground to the adjacent tract 1. The new owner of tract 2 will be responsible for and pay the expense of digging up the line and plugging it off so that the water does not run to tract 2. The buyer of Tract 2 will not be required to continue to provide water to tract 1.

The successful buyer will be required to enter into a written purchase agreement with $150,000 down payment the day of the auction. The balance will be due at closing on or before August 1, 2013. Possession of pastureland and cropland to be given upon receipt of $150,000 per tract, possession of home and buildings on Tract 1 to be given on or before August 1, 2013. Seller will provide marketable title to the buyer evidenced by a policy of title insurance at closing. Cost of title insurance and closing costs will be divided equally between seller and buyer. The 2012 real estate taxes will be paid by seller and the 2013 taxes on the residence and building site (14.85 acres) will be prorated to day of closing, the 2013 taxes on the pasture and cropland will be paid by the Buyer at closing. Property will not be sold subject to financing. Please have all financial arrangements made prior to the auction. The written purchase agreement to be signed by the Seller and Buyer after the auction is the sole and controlling document of this sale and supersedes any and all other terms whether verbal, written, expressed or implied and shall be the sole and controlling document for the real estate transaction.
