The successful buyer will be required to enter into a written purchase agreement with a non-refundable 15% down payment the day of the auction. The balance will be due at closing on or before April 8, 2019. Buyer will receive full possession on the date of closing. The closing will be handled by National Escrow Service, 110 West 18th Street Spencer, Iowa. Seller will provide marketable title to the buyer evidenced by a current abstract or a title insurance commitment. Cost of title insurance, if used, will be divided equally between the seller and buyer. The current year real estate taxes will be prorated to date of closing. Property will not be sold subject to financing. Please have all financial arrangements made prior to the auction. The written purchase agreement, to be signed by the seller and buyer after the auction, is the sole and controlling document of this sale and supersedes any and all other terms whether verbal, written, expressed or implied and shall be the sole and controlling document for this real estate transaction.
