    Tract 2: This is a very nice rolling farm that is irrigated with a 10 tower Reinke pivot. Pivot is a Model 100 bought new in 1978, according to Reinke records. The pivot is powered by a Ford V8 on natural gas. Chemigation tank and equipment do not come with the sale. There are 133 certified irrigated acres on this farm according to the Upper Elkhorn NRD.  The farm was planted in soybeans this past season.     BIDDING PROCESS: You may place bids on this farm for 14 days beginning April 2, 2020, and ending April 16, 2020, at 11:00 a.m. This unreserved online auction features bidding extensions. The closing times will be automatically extended when any one of the coupled tracts receives a bid in the last 5 minutes and will close simultaneously when none of the tracts receive a bid for 5 minutes.  This will allow bidders to monitor each tract without the fear of missing out on any other tract. NOTE: Do not wait until the day the auction closes to register to bid online. All bidders must be approved to bid, so register at least 24 hours prior to the auction close or call 800-887-8625 for assistance.

    Terms: The successful buyer will be required to enter into a written purchase agreement immediately after the sale with a $150,000.00 non-refundable down payment per tract to be payable to BigIron Realty Trust Account. The earnest deposit can be made by a personal check, company check or by wire transfer. The balance will be due at closing on or before May 14th, 2020. Seller will provide marketable title to the buyer evidenced by title insurance; the title insurance and closing costs are split 50/50 between the buyer and seller. The 2019 real estate taxes will be paid by the Seller, and the 2020 Real Estate Taxes will be paid by the Buyer. Property will not be sold subject to financing. Please have all financial arrangements made prior to the auction. The written purchase agreement, to be signed by the seller and buyer after the auction, is the sole and controlling document of this sale and supersedes any and all other terms whether verbal, written, expressed or implied and shall be the sole and controlling document for this real estate transaction.     Possession: Buyer shall have immediate possession of the real estate upon execution of this purchase agreement and tendering of the necessary down payment. If Buyer takes immediate possession, risk of all loss shall be on Buyer from the date that this purchase agreement is executed to the date of closing. Any inputs or improvements implemented between the date of execution and the date of closing shall remain the property of the Buyer. Notwithstanding the foregoing, inputs or improvements implemented by the Buyer shall be forfeited by the Buyer to the Seller if Buyer fails to timely consummate this transaction. Seller and Buyer further understand and agree that improvements located on the real estate may not be materially altered and structures may not be removed, destroyed, or burned by the Buyer prior to the date of closing.
