No proceeds from the 2020 rents shall pass to the buyer. Propane tanks are not included. The east tank shall be relocated prior to closing onto the home acreage at an expense of the seller and the 2 west tanks shall be removed after tenants lease expires on 1 January 2021 by Bosselmans. Per escrow agreement, funds will be withheld from the sellers proceeds to allow funds in the amount of $4,362.19 to switch the corner system from inverted to trailing by Perfect Circle Irrigation in Central City. Electricity for buildings is currently tied to the home site and will be re-metered to the bin site at expense to the seller prior to closing. The buyer agrees that they have performed their due diligence, inspected the property,reviewed property lines / survey, the equipment, and accept all in its “As Is”condition. The buyer and seller agree that a part or whole of the purchase agreement may be assignable at closing.

BIDDING PROCESS: You may place bids on this farm for 14 days beginning September 3, 2020, and ending September 17, 2020, at 10:00 AM. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online. Terms: The successful Buyer will be required to enter into a written purchase agreement immediately after the sale with a 10% non-refundable down payment to be payable to BigIron Realty Trust Account.
