    This 157.94+/- acres has excellent access on Blanchard Avenue, a half-mile west of paved Langdon Road. Once on Langdon Road, you're 2 miles south of paved 4th Street and 3 miles north of Hwy 50. Grain delivery is 6.5 miles to Sylvia, KS. It has 156.63 acres of cropland planted to fertilized wheat and a 1.31- acre tree row on the north. It borders a walk-in hunting area to the east with a lot of deer sign between the two properties. The soil is approximately 54% Solvay loamy fine sand 0-2% slope, a type 2 soil of state-wide importance. Approximately 37% is Hayes-Solvay loamy fine sands 0-5% slopes, a type 3 soil of state-wide importance. The remaining 9% is Abbyville loam 0-1% slope, a type 3 saline soil of approximately 14 acres in the quarter's southwest corner. The Buyer also receives a .03645834 royalty share from a gas well on the quarter immediately north of this tract. The gas well is on the SW ΒΌ 20-23-9. Royalty payments received are: 2015 = $708; 2016 = $765; 2017 = $953; 2018 = $535; 2019 = $1,112; and 2020 = $278.

    BIDDING PROCESS: You may place bids on this land for 14 days beginning March 23, 2021, and ending April 6, 2021, at 10:00 a.m. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes.     Terms: The sale is subject to all rights of way and easements, whether recorded or not and to oil and gas leases of record, if any.
