    Bidding opens March 8, 2022, and ends March 22,2022, at 11:00 a.m. CDT 

          

    This property sells as 241.57 taxable contiguous acres. It's located 4 miles north and 2 miles west of its grain delivery point in Sylvia, KS. It has excellent access 2 miles west of paved Netherland Road and 2 miles south of paved 4th Street at the southwest intersection of Blanchard and Brownlee Roads. There are 114.63 acres of CRP, 120.17 acres of cropland, and 6.77 acres of roads and other uses. The CRP pays $62.20 per acre. The Buyer will receive 100% of the annual CRP payment of $7,130.00 for ten years. Accordingly, the Buyer pays all 2022 property taxes. The Seller pays all 2021 and prior year property taxes. The 120.17 acres of cropland have 56.8 acres planted to wheat for harvest in 2022; 58.03 acres in milo stubble, and 5.34 acres planted in a non-CRP grass strip. The land is planted in alternating strips of cropland and chest-high CRP grass. A recent walk across the property flushed several pheasants out of the CRP. The soils are predominately productive class 3 soils of 'statewide importance' (choice soils just below prime) producing good stands of wheat and milo. The high CRP payment rate and taxes tell you the soils are good. A high voltage transmission line runs across the property from the northeast to the southwest and is ideal for future wind or solar energy development. The Buyer receives 100% of the Sellers mineral rights believed to be 100% intact. The Buyer receives a 1/3 crop share of the harvested wheat.

    BIDDING PROCESS: You may place bids on this land for 14 days beginning March 8, 2022,

    and ending March 22, 2022, at11:00 a.m. CDT. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding is automatically extended to five minutes. This continues until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online.
