    General Description

    The land offered for sale in this listing is currently cash leased through Dec. 31, 2018. Irrigated acres are cash rented for $140 per acre. Dryland acres are cash rented for $30 per acre. Total cash rent of is due half March 1 and half Nov. 1.

    BigIron Realty will be at the Best Western Plus Stevens County Inn, in Hugoton, KS on Wednesday November 8, from 2:00 to 7:00 and Thursday November 9 from 8:00 am until the conclusion of the online auction. Please come during the times scheduled to discuss the farm. BigIron Representatives will be there to assist buyers with registering to bid online. You do not have to be present to bid online.


    Tract #1 is the SW ¼ 19-34-39 consisting of 156.72 acres. It has 121.52 acres of pivot irrigated cropland and 35.2 acres of grass and sage brush in the corners, considered waste. There are two water rights on this quarter #42399 and #43153 with a priority date of 1-22-1998. The two water rights have a combined authorized quantity of 250 acre feet at an authorized rate of 1,085 gpm. The well is believed to be capable of pumping that rate. Tract #1 is located 1 mile east of county paved Road 24 on Road F. The quarter is north of Road F. Soils are Dalhart Loamy Fine Sand, 137 acres 3-8% slopes and 12.6 acres 3-5% slopes, rolling sandy soil.


    There is a 1998, 7 tower T&L circle irrigation system & natural gas engine. An irrigation water ‘place of use overlap’ exists between Tract #1 & Tract #2 ( E ½ of W ½ 25-34-40 and the E ½ 25-34-40). The irrigation systems in Tract #1 and Tract #2 are tied together with underground pipe.

    Terms

    The successful high buyer will be notified by a BigIron Realty agent at the conclusion of the auction and will be required to enter into a written purchase agreement with 15% down payment to be bank wired within 48 hours of the close of the auction. The balance will be due at closing on or before December 8, 2017. Buyer will receive full possession on the date of closing, subject to tenant rights. Seller will provide marketable title to the buyer evidenced by Title Insurance. The current year real estate taxes will be paid by the Seller and 2018 Real Estate Taxes paid by the Buyer. Property will not be sold subject to financing. Please have all financial arrangements made prior to the auction. The written purchase agreement to be signed by the seller and buyer after the auction is the sole and controlling document of this sale and supersedes any and all other terms whether verbal, written, expressed or implied and shall be the sole and controlling document for this real estate transaction.
