    Tract 1

    This tract is 162.0+/- acres with 152.87+/- acres of cropland in Walnut Township, just south of the Rice County line. The cropland is planted with 59.97 acres of soybeans and 35 acres of corn. It has 57.9 acres in 2022-crop wheat stubble. The tenant plans to plant all of the cropland to wheat to be harvested in 2023. The Buyer will receive a 1/3 crop share of the harvested wheat and pay 1/3 of the fertilizer. See the paragraph in this description concerning possession. Grain delivery is 7 miles to Alden, KS, or 9 miles to Sterling, KS, with most of that on paved roads. Soils are Hayes-Turon complex and Pratt-Turon fine sands, class 3, 0-5% slopes.

     

    It's bordered on the north by Avenue Y (Rice County) and on the east by Huntsville Road (Reno County). It has a 6.7-acre windbreak on the southwest and west side of the property with outstanding deer habitat next to the cropland. There are game trails everywhere in these trees. The surrounding countryside to the west and southwest has limited public road access. Wildlife flourish in this area. The property has a 2.43-acre farmstead with mature trees, a dilapidated house, and outbuildings. It would make an excellent building site if it were cleaned up. There is an old windmill, a small welded pipe, and a sucker rod corral on the farmstead.

    Terms:  The sale is subject to all rights of way and easements, whether recorded or not, and to oil and gas leases of record if any. The successful Buyer will enter into a written purchase agreement immediately after the sale with a 10% non-refundable down payment payable to Security 1stTitle, 1001 N.
