    BigIron Realty Agents will be at the Best Western-State Fair Inn in Sedalia, MO, on Monday, November 9, 2020, from 1:00 PM to 5:00 PM and Tuesday, November 10, 2020, from 8:00 AM until the conclusion of the online auction. You do not have to be present to bid online, but you are required to be available by phone.

    Bidding Process: You may place bids on this property for 14 days beginning October 27, 2020, and ending November 10, 2020, at 10:00 AM. This unreserved online auction features bidding extensions. The closing times will be automatically extended anytime one of the tracts receives a bid within 5 minutes and will close simultaneously when no tract receives a bid for 5 minutes. This will allow bidders to monitor each tract without the fear of missing out on any other tract. NOTE: Do not wait until the day the auction closes to register to bid online.     Land Location: North on 65 Hwy 2.9 miles to HH Hwy. Head west on HH for 2.8 miles to EE Hwy. Go north on EE Hwy 5.3 miles to Kemp Rd. Take a right on Kemp Rd heading east for 3.6 miles to O Hwy.     Terms: The successful Buyer will be required to enter into a written purchase agreement immediately after the sale with a 10 % non-refundable down payment to be payable to the Landman Title Company (Stephanie Woolridge) (660) 826-0051. The earnest deposit can be made by a personal check, company check, or by wire transfer. The balance will be due at closing on or before December 10, 2020. Seller will provide marketable title to the Buyer evidenced by title insurance; the title insurance and owner's policy premium will be paid by the Seller, and lender fees will be paid by the Buyer. Full possession will be given upon the day of closing. NOTE: If the Buyer wishes to deer hunt for the 2020 deer hunting season, the Seller will grant access to hunt upon receipt of a 20% non-refundable down payment to be payable to the title company. The Buyer will also be required to enter into a “hunting rights agreement” with the Seller prior to hunting. The 2019 real estate taxes will be prorated to the day of closing.     Fencing terms and “Fencing Fee” Should any or all of the tracts sell to separate Buyers, there shall be a pre-determined “Fencing Fee.” Wayne Homan will be the fence installer at a price of $2.95 per foot fence (non-negotiable) The fence shall be a (5) wire all steel fence between the boundaries (See pictures).If the same Buyer buys two adjacent tracts, a fence will not be installed, and the Buyer will not be charged the “Fencing Fee.” The “Fencing Fee” shall be charged to the Buyers and paid for at closing.
