    Description: This 557.71 acres is some of the finest, best located, and desirable farmland in Reno County, KS. Four of the tracts border the southwest city limits of South Hutchinson, KS. Tracts 1, 2, and 3 are prime commercial and residential development property. These tracts have outstanding visibility and access to two major highways US-50 and K-96 into Hutchinson and South Hutchinson, KS. The land sells in five tracts with no combination of tracts. There are 523.83+/- acres of cropland of which 518.39+/- acres are ‘Prime Farmland’ per the U.S. Department of Agriculture (USDA),Natural Resource Conservation Service (NRCS). Seller’s mineral rights go to the buyer(s) and are believed to be 100% intact.  

     

    All cropland has been planted to wheat for 2023 harvest with the wheat going to the cash rent tenant. The buyer(s) receives the 2023 cash rent of $50 per acre plus $5 per acre for any acres with wheat straw baled by the tenant. The tenant has the option to bale wheat straw until July 31, 2023. The cash rent is payable to the buyer July 31, 2023. Ownership passes at closing on or before July 6, 2023. Full possession passes August 1, 2023. Taxes will be prorated to the date of closing.

    BIDDING PROCESS: You may place bids on this land for 14 days beginning May23, 2023, and ending June 6, 2023, at 11:00 a.m.  This unreserved online auction features bidding extensions. If a bid is received on any tract within five minutes of the scheduled close time, the bidding will be automatically extended to five minutes on all tracts. This will continue until there is a five-minute period where no bids are placed.     Tract 1:

    Description: This 29.57+/- surveyed acres includes 29.10+/- acres of cropland. It’s north of Des Moines West Rd, across from Love’s Truck Stop near the Highway 50 and Highway 96 interchange in South Hutchinson, KS. Turn west at Love’s Truck Stop, onto Des Moines West Rd.  This tract is 94.8%‘prime’ cropland and 100% ‘prime’ commercial development property.  It has outstanding access and visibility from the east-west four lane Highway 50 traffic and Highway 96 traffic coming into South Hutchinson from the south.  The prime soils are Farnum and Funmar loams 0-1% slopes and Saltcreek and Naron fine sandy loams 1-3% slopes.  The City of Hutchinson, KS, owns and is selling in this auction, 3.67 acres on the westside of this tract.
