    This gravity irrigated farm has excellent access by a well-maintained gravel road on the west side. Woodman Irrigation installed a new 15 HP electric motor in 2018. The well was pulled and reworked in October of 2011 by Fairbanks Irrigation. There is 74.66 certified right to irrigate acres on the farm, according to the Central Platte NRD. The tenant owns all the pipe, and it does not go with the sale. This farm is very close to local markets, including an ethanol plant and good blacktop roads.     BIDDING PROCESS: You may place bids on this farm for 14 days beginning October 12, 2021, and ending October 26, 2021, at 12:00 p.m. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled ending time, the bidding period is automatically extended for five more minutes. The extension process will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the last day of the auction to register to bid online.     Terms: The successful Buyer will be required to enter into a written purchase agreement immediately after the sale. Buyer must make a $50,000 non-refundable down payment payable to BigIron Realty Trust Account. The earnest deposit can be made by a personal check, company check, or wire transfer. The balance will be due at closing on or before December 1, 2021. The Buyer will receive full possession on March 1, 2022. Seller will provide marketable title to the Buyer evidenced by Title Insurance. Boone County Title & Escrow, Albion, NE, will facilitate the closing. Title insurance and closing costs will be split 50/50 between the Buyer and Seller. The Seller will pay the 2021 real estate taxes, and the Buyer will pay 2022 real estate taxes.
