    Description: This property consists of a total of approximately 592.36+/- acres. These acres are divided into 7 tracts, some of which have been surveyed to determine the exact acres.

    This farm is conveniently located just north and northeast of Malvern, IA. Possession is open on all tracts for 2023. All parcels have excellent CSR ratings.

    Tract#1:  This tract consists of approximately 202.72+/- acres of pasture and dry cropland. The cropland is gently rolling with terraced hills. CSR ratings on parcels in tract 1 range from 82.36 to 90.64. A small part in the West half of Parcel # 0818900  (7.38 acres)  has been sold to a cell tower company and is not a part of this offering. It is referred to as Parcel B on the attached survey. Also, tracts 6 and 7, each 2.81 acres, are not a part of tract 1.

    This tract features a very attractive building site located in Section 20, Township 72, Range 41, less than 1 mile north of Malvern, Iowa. It is bordered west by 315 Street and south by East Mills Community School, approximately ½ mile north of Malvern, Iowa. There is a 1 ½ story home that was built in 1936.
