General Description
This is an irrigated 73.89+/- acre tract. There is a well on this tract, but it is pivot irrigated with the neighbor’s pivot and well. That arrangement is not part of this sale. Buyer would have to make their own arrangements with the neighbor or install their own pivot. There is a John Deere diesel power unit and fuel tank that goes with the farm. There are 73 Certified Irrigated acres that are on the farm, according to the Lower Loup NRD.
The bidding increments will be $25 per acre. The final sale price will be calculated on a per acre basis times the highest bid received on each tract. Auctioneer reserves the right to adjust bidding increments.

The successful buyer will be required to enter into a written purchase agreement immediately after the sale. Buyer must make a 10% non-refundable down payment payable to BigIron Realty Trust Account. The earnest deposit can be made by a personal check, company check or by wire transfer. The balance will be due at closing on or before May 10, 2019. Buyer will receive full possession at closing. Seller will provide marketable title to the buyer evidenced by Title Insurance. Boone County Title, Albion, Nebraska, will facilitate the closing. Title insurance and closing costs will be split 50/50 between the buyer and seller on each tract. The 2018 real estate taxes will be paid by the Seller, and the 2019 Real Estate Taxes will be paid by the Buyer. Property will not be sold subject to financing. Please have all financial arrangements made prior to the auction. The written purchase agreement to be signed by the seller and buyer after the auction is the sole and controlling document of this sale and supersedes all terms whether verbal, written, expressed or implied and shall be the sole and controlling document for this real estate transaction.
