    Description: Here is your chance to purchase a farm with tremendous potential. This property comprised of 145.87+/- acres recently came out of contract with the Pheasants Forever conservation program. It is tillable farm ground. It lies very flat making row crop development a great option. There is a hog confinement on the northeast corner of the farm comprising of 13.49+/- acres owned by Seaboard Foods. Seaboard Foods has an easement to spread manure (See Below for Details). The confinement spreads manure with a traveling end gun over the property making row crops an ideal option with fertilizer benefits.

     

    Hog Confinement/Easement Info: There is an easement, and the hog confinement owned by Seaboard Foods will schedule a time to come out and pump manure across the field. They do so in the off-season when no crop is in the field. They installed a pump in the pond with a traveling end gun that will cross the field spraying manure. They will do a deep soil test and a shallow soil test. They will send the results to the owner of the property typically. They must spread according to what the soil needs nutrient-wise. They typically spread the majority of the field; missing areas close to the roadways historically.

    BIDDING PROCESS: You may place bids on this farm for 14 days beginning January 18, 2024, and ending February 2, 2024, at 10:00 a.m. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online.
