    Description: This farm is flat to moderately sloping and is pivot irrigated with a newer 9-tower Zimmatic pivot. 2020 was the first season the pivot was used. According to the Lower Loup NRD, there are 136.4 certified irrigated acres on the farm. The electric motor is newer as well. There is a permanent easement for manure application with the hog unit by the farm. See the "Easement" in additional resources below. The farm has been fertilized already for the 2023 season. The farm has great access on a well-maintained gravel road and is close to local markets, including an ethanol plant. Boone County farms like this don’t come up often, so plan on adding it to your operation with the Power of BigIron!

    BigIron Realty Agents will be at the Cardinal Inn, in Albion, NE, on February 7, 2023, from 8:00 a.m. until the conclusion of the online auction.  Please come during the times scheduled to discuss the farm.  BigIron Realty Representatives will be there to assist buyers with registering to bid online.  You do not have to be present to bid online, but you are required to be available by phone.

     

    BIDDING PROCESS: You may place bids on this farm for 14 days beginning January 24, 2023, and ending February 7, 2023, at 10:00 a.m. CST. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online. All bidders must be approved to bid, so register at least 24 hours before the auction closes or call 800-887-8625 for assistance.
