    This 156.3 acres of central Kansas dryland is classified ‘prime farmland’ by USDA/NRCS. It’s 52.5% Harney silt loam (the official State soil of Kansas) 1 to 3% slope. It’s 47.5% Crete silt loam 0 to 1% slope. FSA carries the 156.3 acres of cropland as 152.34 acres cultivated, and 3.96 acres waterways and other uses. The north half of the quarter is terraced. It’s selling unreserved ‘as is’. Here’s a rare opportunity to acquire a quarter of 100% ‘prime farmland’ at the intersection of Barton, Ellsworth and Rice Counties, within 6 miles of the geographic center of Kansas. It has great access to grain delivery points in Claflin and Bushton. It’s bordered by Highway 156 at its northwest corner. It’s a half-mile north of Highway 4 using paved Barton County NE 160 Ave (Ellsworth County 1st Road) bordering the quarter's east side. Surface rights only sell at this auction as mineral rights were transferred by former owners. One producing oil well is located in the northwest corner with an electric pump. A saltwater disposal well on the east side of the property is approximately 600 ft southwest of oil storage tanks. The buyer receives 1/3 owners share of 71.37 acres of 2020 wheat planted on the north half of the quarter with possession passing after wheat harvest. The buyer receives a 1/3 owners share of fall crops to be planted on 80.97 acres on the south half of the quarter with possession passing after 2020 fall harvest. The buyer pays no inputs for the wheat but pays 1/3 of the fall crop fertilizer. The buyer receives all of the owner's share of all 2020 crops and therefore pays all 2020 property taxes.

    Terms: The sale is subject to all rights of way and easements, whether recorded or not and to oil and gas leases of record if any. The successful buyer will be required to enter into a written purchase agreement immediately after the sale with a 10% non-refundable down payment made payable to First American Title Insurance, 2010 Forest Ave., Great Bend, KS 67530. The earnest money deposit can be made by personal check, company check or by wire transfer. The balance will be due at closing on or before May 15, 2020. Seller will provide marketable title to the buyer evidenced by title insurance. Title insurance and closing costs are split 50/50 between buyer and seller.
