    Description: These 156.42+/- acres are enrolled in a Conservation Reserve Program (CRP) contract expiring 9-30-2026. It pays $47.22 per acre or $7,386.00 per year. The 2023 payment will be retained by the seller, who pays the 2023 property taxes. The buyer receives the 2024, 2025, and 2026 CRP payments. The buyer agrees to keep the CRP in compliance with USDA requirements through the contract expiration date. After CRP maturity, the land may be eligible for renewal into CRP or can be put back into crop production or grazed. This is excellent ground with deer and some of the best pheasant hunting in the area. On a recent visit to the land, two whitetail does were in the northwest corner, and rooster pheasants were constantly calling. The land is 14 miles northeast of Pratt, KS, on Hwy 61 to Preston, KS. Then from Preston, KS, go north 2 miles on paved 100 Avenue, turn east 1 mile on NE 100 Street to 110 Avenue. The land is 3.5 miles west of the Reno County line and 1.5 miles south of the Stafford County line. There’s a paved road in three directions from the land: 1/2 mile north (110 Street), 1 mile west (100 Avenue), or 1.5 miles south (Hwy 61).

    BIDDING PROCESS: You may place bids on this land for 14 days beginning August 1, 2023, and ending August 15, 2023, at 11:00 a.m. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online.
