    This 157.2 +/- acres is located 15.5 miles west of Hutchinson, KS, on 4th Street, or 2.5 miles west, 6 miles north & 1 west of Abbyville, KS. It contains 127.5 acres of cropland with predominately prime soils per USDA-NRCS. There are 2.6 acres of grass in the northwest corner. The 127.5 acres produced 50-bushel soybeans in 2020. It’s been planted back to wheat for the 2021 crop year with an initial fertilizer application. The Buyer receives 100% of the planted wheat. There are 27.0 acres of CRP paying $56.48 per acre ($1,525 per year) through 9-30-2025. The CRP is relatively isolated near the center of section 14-23-9 and is an excellent pheasant and deer hunting location. Additional hunting acres are available to lease nearby. The house with 1.78 acres in the northeast corner does not sell.

    BIDDING PROCESS: You may place bids on this farm for 14 days beginning November 17, 2020, and ending December 1, 2020, at 10:00 AM. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes.     Terms: The sale is subject to all rights of way and easements, whether recorded or not, and to oil and gas leases of record if any. The successful Buyer will be required to enter into a written purchase agreement immediately after the sale with a 10% non-refundable down payment made payable to Security 1st Title, 1001 N.
