    Description: Here is a great opportunity to own a combination farm close to Albion with great access via State Hwy 91, a blacktop highway. There are 78 certified irrigated acres with this farm. It is currently irrigated with a ten-tower pivot and diesel engine that the tenant owns and is not part of the sale. Grosch Irrigation of Albion did work on the well in 2016. There is some gravity irrigation pipe that does stay with the farm. There are 15.91 acres of dry crop ground, according to the Boone County Assessor. FSA information is available in one of the Additional Resource tabs below. The pivot and dry crop ground were in corn and bean production in 2022. Most of the east 80 has been in alfalfa and grass. The northeast portion of the farm is developable for more crop ground or great building opportunities. There is a submersible well and electricity on the northeast edge.     Plan to Attend the Informational Meeting & Auction: BigIron Realty Agents will be at the Cardinal Inn in Albion, on February 21, 2023, from 8:00 a.m. until the conclusion of the online auction.  Please come during the times scheduled to discuss the farm. BigIron Realty Representatives will be there to assist buyers with registering to bid online.  You do not have to be present to bid online, but you are required to be available by phone.


    BIDDING PROCESS: You may place bids on this farm for 14 days, beginning February 7, 2023, and ending February 21, 2023, at 10:00 a.m. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online. The seller will provide a marketable title to the buyer, evidenced by title insurance; the title insurance and closing costs are split 50/50 between the buyer and seller. The seller will pay the 2022 real estate taxes, and the buyer will pay the 2023 real estate taxes. The property will not be sold subject to financing.
