    Description

This combination farm is pivot irrigated with an older, 410/510 Zimmatic pivot. It has some new gearboxes, electrical work, tires, and generally, it has been well-maintained. The pivot is nozzled for 400 GPM. There is a diesel P85Case IH power unit that is being overhauled at Kayton International and will be sold with the farm. There is a 500-gallon fuel tank for the power unit. According to the Lower Loup NRD, there are 90.9 certified irrigated acres with this farm. The north part of the farm has been irrigated using the tenant’s pivot in the past; however, the tenant is not obligated to do so in the future for a new owner. It was planted to sorghum, alfalfa, small grain crops, and corn this past season. A new replacement well was drilled in 2022, by Mark’s Well &Repair, Burwell, NE. Access across the river to the east is through the neighbor's property.

NOTE: There is a 1.75 acre tract of land in the SW corner of the farm that belongs to Mosier Farms. The existing fence will be moved at no cost to the Buyer to match the survey that was done.

A bonus for this combination farm is the recreational value. The Cedar River cuts through the property making for fishing and hunting opportunities. Add this farm to your operation with the Power of BigIron!

The bidding increments will be $50/acre. The final sale price will be calculated based on the total acres times the highest bid. The real estate agent reserves the right to adjust bidding increments.
