    Bidding opens February 27, 2020, and ends March 12, 2020, at 10 a.m.

    Tract 1: 161.28 acres of high-quality Cheyenne County dryland. It’s 38% Keith Silt Loam 0-1% slope; 37% Ulysses Silt Loam 1-3% slope; 21% Colby and 4% Kuma 0-1% slope. It’s highly productive dryland with outstanding FSA payment yields of 56 bushels wheat and 121 bushels corn. The quarter is covered in 2018 corn residue, chemical fallowed in 2019, and planted to wheat for harvest in 2020. It’s cash rented for $60 per acre. The buyer receives 100% of the cash rent payable by Aug. 1, 2020. All minerals sell with full possession following the 2020 wheat harvest.

    The bidding increments will be $50/acre. The final sale price will be calculated based on total acres times the highest bid. Real Estate Agent reserves the right to adjust bidding increments.

    BigIron Realty Agents will be at the American Legion in Bird City, KS, on Wednesday, March 11, 2020, from 1 to 5 p.m., and March 12, 2020, from 8 a.m. until the conclusion of the online auction. Please come during the times scheduled to discuss the land. BigIron Realty representatives will be there to answer questions about the land and assist buyers with registering to bid online. You do not have to be present to bid online, but you are required to be available by phone.

    BIDDING PROCESS: You may place bids on this land for 14 days beginning February 27, 2020, and ending March 12, 2020, at 10 a.m. This unreserved online auction features bidding extensions. All tracts sell individually with no combination of tracts and no buyer premiums. The closing times will be automatically extended when any one of the tracts receives a bid in the last 5 minutes and will close simultaneously when none of the tracts receive a bid for 5 minutes. This will allow bidders to monitor each tract without the fear of missing out on any other tract. NOTE: Do not wait until the day the auction closes to register to bid online.     Terms: The sale is subject to all rights of way and easements, whether recorded or not and to oil and gas leases of record if any. The successful buyer will be required to enter into a written purchase agreement immediately after the sale with a 10% non-refundable down payment made payable to Northwest Kansas Title Co, LLC; 1101 Main St., Goodland, KS. 67735. The earnest money deposit can be made by personal check, company check or by wire transfer. The balance will be due at closing on or before April 17, 2020.
