    Bidding opens February 28, 2023, and ends March 14, 2023, at 11:00 a.m.      


    Description

    The farmstead in the northwest corner of the property does not sell.  A survey 2-28-23 discovered the farmstead boundaries as earlier advertised (3.67acres) would not allow the waste lagoon to be in compliance with Harvey County, KS, zoning requirements.  The property boundaries must be 100 ft north and 100 ft east of the water line in the lagoon.  This increases the size of the farmstead by 1.08 acres from 3.67 acres to 4.75 acres.  The acres selling are therefore reduced by 1.08 acres to 197.09 acres.  The owner of the farmstead will continue to allow farming up to the existing farmstead grass lines as it is farmed now.          

    This 197.09+/- acres is on the Harvey/McPherson County line, three miles east of the Reno County line. It's bordered on the north by McPherson County's Apache Rd and on the west by Harvey County's N Prairie Lake Rd. Harvey County's taxable acres are 198.8+/- acres. However, 1.17 of an acre is being sold to the owners of the 3.04+/- acre farmstead in the northwest corner of the property. The farmstead will now contain 4.75+/- acres and does not sell.  

     

    197.09+/- acres are selling in this auction. The Farm Service Agency (FSA) shows 181.34+/- acres of cropland. This is now 179.63+/- acres of cropland, with the 1.71 acres selling to the owners of the farmstead. The cropland soils are 97.6% 'prime', well-drained, Crete, Detroit, Tobin, and Geary silty clay loams with 0-3% slope. These are deep class 2 soils with high fertility and water storage capacity and some of the best soils in Harvey County. There are 17.46+/- acres of timber west of the center of Turkey Creek, running north and south through the property. The timber, creek bottom, and cropland mix generate deer and other wildlife hunting opportunities.   

     

    80.22 acres are planted to 2023-crop wheat. The buyer receives the landowner's 1/3 crop share of the harvested wheat. The buyer will succeed to the crop insurance policy on the 1/3 crop share and pay the insurance premium. The remaining 98.78 acres are open for spring planting with immediate possession to the buyer at closing on or before April 14, 2023.

     

    Real estate taxes will be prorated to the date of closing.   

     

    The bidding increments will be $50/acre. The final sale price will be calculated based on the total acres times the highest bid.
