    Selling On Our

    UNRESERVED ONLINE AUCTION

    December 8, 2023

    Bidding opens November 24, 2023, and ends December 8, 2023. at 11:00 a.m.

Description: Whether you are a farmer, investor, cattlemen, hunter, conservationist, or all the above, you will find this ground an attractive opportunity to add to your holdings. This combination farm has it all; crop ground, native grasses, trees, fences, live water, and pond. Easy access on the north and south of the farm and just a short ½ mile east off HWY 105.  All the native grasses that were in a CRP Program have been terminated, so if you want to run cattle, put-up hay, re-sign a new CRP contract, sit in a tree stand and/or grow some additional crops, the door is wide open. There are 3 separate properties on record, and they will all sell together as one. The FSA reports a total of 117.68 acres of crop ground, and we estimate about 70.6 acres are in grass. This farm has been in the Rademacher family since the late 1800’s and now it’s your opportunity to own, profit from and cherish it as much as they have, so bid to win.

Note: There is county road access to the south parcel from the north off of 725 Rd via 631 Ave, which is an un-marked county road.  See a map below listed under ADDITIONAL DETAILS Rademacher-Nemaha-County-Access-Road.pdf , the county road is highlighted with a yellow line.

The bidding increments will be $50/acre. The final sale price will be calculated based on the total acres times the highest bid. The real estate agent reserves the right to adjust bidding increments.
