Description: This is a 21.36-acre feedlot that is permitted for 2500 head. There is an easement to apply lagoon water on Tract 2 that will remain in place. There is a 60 by 100 machine shed with a cement floor. There are 6 grain bins for approximately 210,000 bushels of storage, with wet & dry legs, and dump pit. Possession of the grain bins is April 1, 2024, but that is negotiable. There is approximately 1600 feet of flat bottom bunk space, and some are new. There is a hydraulic squeeze chute with an alleyway. There is fuel storage for 14,000 gallons. There is an open concrete bunker, a 74-foot scale service, a scale house with restroom and air conditioning. The cattle shades currently on site belong to the tenant and do not sell with the facility. The lagoon pond is pumped to the center pivot. This feedlot is a turnkey operation and ready for a new owner to use! There is a ranch style 5 bedroom, 3 bath home. It has newer AC installed, hardwood floors, kitchen with a bar. The basement is partially finished.
Agent notes: Buyer of the feedlot will have first right of refusal to purchase the adjacent pivot irrigated farm to the north and west of the feedlot for $14,000 per acre. See Tract 2 information. The buyer will have one year to act. It is 139.83 +/- acres. There will be a survey of the property to the north of the feedlot as it is one legal description now. There is a 7 tower Zimmatic pivot with a 30 hp electric motor. The pivot has new tires, new center drives and gearboxes 4 years ago. There is a 2-bedroom house on the northeast corner of this farm. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes. Land Location: From the north edge of Grand Island & the Junction of Hwy 281 and Hwy 2, take Hwy 2 west for approximately 1 ½ miles to Engleman Rd.
