    Bidding opens April 18, 2023, and ends May 2, 2023, at 11:00 a.m. CDT

     

    Description: The north pivot on this half section has 127.69 acres planted to 2023 irrigated wheat.  The south pivot has 80.0 acres, and the tenant intends to plant to 2023 irrigated corn. The buyer receives a 1/3 crop share of both crops and pays 1/3 of the fertilizer, herbicide, and pesticides.  The buyer will succeed to the seller’s crop insurance coverage and pay the premium. If desired, the tenant is willing to sell the engine, gearhead, and 2 pivots to the buyer. The north pivot is a 1985 Valley 7-tower system. The south pivot is a 1992 Valley 6 tower system. The engine is a 170 HP Cummings running on natural gas. The irrigation well pumps 650 gallons per minute throughout the growing season. The well was reworked a year ago with reconditioned bowels.  The water right number is 15983, with a priority date of December 12, 1968. It’s authorized 438-acre feet on 283.09 acres.

     

    If irrigated, soils are 30.7% Forgan loam 0-3% slopes, considered ‘Prime’ class 2soils.  The remaining soil is 69.3% Dalhart loamy fine sand 0-5% slopes, considered class 3 soils if irrigated.  

     

    There are 48.77 acres of CRP in the middle and south corners, paying $43.49 per acre ($2,121.00 per year). This CRP contract expires on September 30, 2023. The owner receives a 2/3 share of the CRP payment to be prorated to the closing date.  The seller intends to offer the 48.77 acres for re-enrollment into a new CRP contract by April 7, 2023. If it’s accepted, this gives the buyer the option to move forward with the new CRP contract or decline it.  

     

    There are 19.45 acres of non-CRP grass in the north corners and around the irrigation well. There are 2.42 acres of other land uses, such as trails and the energy company’s saltwater storage tank enclosure.

     

    A gas well near the north pivot point produced an average of 530,000 cubic ft (530MCF) of natural gas per month in the first 11 months of 2022.  The seller has a 50% mineral interest in the natural gas and was paid $3,145.68 in royalties in 2022, nearly enough to pay the property taxes.  This mineral interest passes to the buyer.


    The bidding increments will be $50/acre. The final sale price will be calculated based on the total acres times the highest bid. The real estate agent reserves the right to adjust bidding increments.

    Possession: Passes to the buyer on the north pivot after the 2023 wheat harvest. Possession passes on the south pivot after the 2023 fall crop harvest.  The current tenant controls the irrigation water through the 2023 fall crop growing season.
