    General Description

Here’s a rare opportunity to own property in high demand and rarely on the market. It’s 301.0+/- acres of prime farmland and outstanding hunting. It’s 2 miles west and 1 mile north of South Haven, KS, in southern Sumner County, KS.Wellington, KS, the county seat, is 14 miles north.  Wichita, KS, is 48 minutes north and Oklahoma City, OK, is 2 hours south, all on I-35.

Farm Service Agency (FSA-USDA) carries the land as 298.57 acres.  Taxable acres are 302.8 acres.  The property is selling as 301.0 +/-acres.  A rural residence of 19.6 acres is located on the west side of the half-section.  The rural residence is a separate ownership tract and does not sell as part of the 301.0 +/- acres.

All soil types on this land are considered ‘prime farmland’ by the Natural Resource Conservation Service (NRCS-USDA). Within the 301.0 +/- acres, FSA carries the cropland as 198.52 acres of which 7.87 acres are CRP expiring 9-30-2020. Sellers will retain the 2020 CRP payment. The remaining 190.65 acres of cropland include approximately 155.0+/- acres in crop production and 35.65 acres planted back to grass. The 155.0+/- acres are planted to soybeans. The buyer receives a one-third owner's share of the soybeans harvested this fall. The tenant's lease ends after soybean harvest. The farm has an FSA wheat base of 189.8 acres.

In the northeast corner of the property is approximately 32.48 acres of native hay meadow with a pond. It’s accessible from ‘Road 150’ on the north end of the property. The timber of approximately 70.0 acres borders ‘Shoo Fly Creek’ meandering 2.25 miles through the property with live water. The combination of timber, creek bottom, water, hay meadow, grass, and 4 cropped fields makes this a wildlife paradise. The property is full of White Tail deer and other wildlife. The Kansas Department of Wildlife & Parks has the property located in Deer Management Unit 15.
