Auctioneer Comments: This is a working 560-acre ranch that is a mix of pivot and gravity irrigated land and pasture. There is a nice home and building site that will sell with the farm. There are approximately 220 acres of pivot irrigated land, 112 acres of gravity irrigated land, 10 acres of dry cropland and 207 acres of pastureland. The balance of the 560 acres is made up of building site and roads. The Republican River meanders along the north side. The main building improvements are located along the road with a windshield wiper pivot to the east. There is a full circle pivot located in the center of the westside of the farm. Gravity irrigated fields are in both the southwest and southeast corners along the county road. Grassland acres are to the north in the looping portion of the Republican River. These areas of rangeland include both excellent and average soils. There are cottonwood trees for livestock shade. The Uerling ranch includes a nice 5-bedroom ranch style farm home with attached garage. It is a well-kept home with a built in oven and countertop electric range in the kitchen, a dining area, a large living room with a corner all brick fireplace and another in the large family room and walk-out patio. There is a full basement w/half finished and large windows that make it very bright usable space. There is an open front equipment shed, smaller sheds, (2) 9,000-bushel grain bins, a 5,000-bushel grain bin, feedyard pens with concrete bunks and a corral system. This irrigation equipment located at the pivot point do not sell and are owned by the tenant, the case 4391 power unit attached to the generator and the electrical boxes and the electric motor and the turbine booster pump. Do not go with the sale. The diesel fuel tank does not go with the sale.
This windshield wiper pivot is an 8-tower Reinke center pivot, new in the last 10 years that is fed by Frenchman, Cambridge Irrigation District. There is a submersible well that provides water to the livestock in the east pens. The full circle is a 20+ year old 7-tower Zimmatic center pivot. There is an end gun without a booster. Both wells are decades old. There are two electric wells that feed the windshield wiper pivot whenever canal water is unavailable.
It also has access to Canal water that is used when available.
The large full circle pivot has a productive irrigation well at the pivot point that is all electric. Additionally, there is another original well drilled in 1954 that is near the center whereas the water run underground up to use for the the gravity irrigation.
Surface Rights: This farm also has surface rights in the Meeker-Driftwood canal (priority date April 3, 1946) of Frenchman-Cambridge Irrigation District. The farm has rights for 59.8 acres in Section 21 and 115.3 acres in Section 22 for a total of 175.1 acres.
The bidding increments will be $50/acre. The final sale price will be calculated based on total acres times the highest bid.
