    This land offers gravity irrigated farmland and hard ground pastures. Access is good via county gravel roads and minimum maintenance roads. The farm was planted in corn, soybeans, and some alfalfa this season. The irrigated farmland is nearly level, with the dryland parcels being gently rolling. The fields of gravity irrigation have been laid out for optimum efficiency. All white PVC gated irrigation pipe sells with the farm. The tenant owns the pipe trailers, specialty fittings, and trash pump and does not sell with the property. According to the Farwell Irrigation District, ten irrigation turnouts are providing 261.2 certified irrigated acres, and the 2021 assessment is $4,440.40.     BIDDING PROCESS: You may place bids on this farm 14 days beginning November 23, 2021, and ending December 7, 2021, at 10:00 a.m. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled ending time, the bidding period is automatically extended for five more minutes. The extension process will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the last day of the auction to register to bid online.     Terms: The successful Buyer will be required to enter into a written purchase agreement immediately after the sale. Buyer must make a 10% non-refundable down payment payable to BigIron Realty Trust Account. The earnest deposit can be made by a personal check, company check, or wire transfer. The balance will be due at closing on or before January 12, 2022. The Buyer will receive full possession on March 1, 2022. The Seller will provide marketable title to the Buyer evidenced by Title Insurance. Boone County Title & Escrow, Albion, NE, will facilitate the closing. Title insurance and closing costs will be split 50/50 between the Buyer and Seller on each tract. Buyer and Seller agree to cooperate with a 1031 exchange.
