This highly productive dryland farm is located on Hwy 32, west of West Point, NE, or north of Dodge, NE. There are 77.1 acres of cropland, with the balance being the creek line that runs through the property. Access to the south of the farm is through a driveway included in the sale coming off of the east road.
The bidding increments will be $50/acre. The final sale price will be calculated based on total acres times the highest bid. Real Estate Agent reserves the right to adjust bidding increments.

You do not have to be present to bid online, but you are required to be available by phone.
BIDDING PROCESS: You may place bids on this farm for 14 days beginning August 2, 2022, and ending August 16, 2022, at 10:00 a.m. CDT. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online. Terms: The successful Buyer will be required to enter into a written purchase agreement immediately after the sale with a $100,000.00 non-refundable down payment to be payable to BigIron Realty Trust Account. The balance will be due at closing on or before November 1, 2022. Full Possession will be granted on January 1, 2023.
