    General Description

    This farm has a Model 8000 8 Tower Valley pivot powered by a natural gas Ford power unit. The Ford power unit was overhauled by Dave’s Automotive in 2016. There is one well on the farm. The well was recently inspected by Seim Irrigation. The farm was planted to corn last season. The NW corner is in grass. The property has just been surveyed and the survey indicates 80.80 acres. In past years the pivot has been doing a full circle watering the neighbor’s 80 to the east, using their well and power unit in addition to this property’s well and power unit. There is an underground pipe joining the two wells that the seller may have to sever. Keep in mind you are bidding on the west ½ of this quarter only. Possession for the 2018 crop year is open!

    The bidding increments will be $50 per acre. The final sale price will be calculated on a per acre basis times the highest bid received on each tract.

    BIDDING PROCESS:

    You may place bids on this farm beginning February 1. Bidding concludes on February 15th. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled ending time, the bidding period is automatically extended for five more minutes. The extension process will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the last day of the auction to register to bid online. All bidders must be approved to bid. Register at least 24 hours prior to the last auction day or call 402-564-3369 for assistance.

    $3031.56 estimated due to splitting of tracts.


    Land Location:

    From Archer, NE go approximately 1 ½ miles to Highway 92, then go East 2 miles to 11th Rd then North 2 miles to U Rd, then West ½ mile. The farm is to the NW of the road.

    69.37 Acres Cropland with approximately 44.24 Base Acres according to the Merrick County FSA Office


    Terms

    The successful high bidder of each tract will be required to enter into a written purchase agreement. Buyer must make a 15% non-refundable down payment payable to BigIron Realty Trust Account. The earnest deposit can be made by a personal check, company check or by wire transfer. The balance will be due at closing on or before March 15, 2018. Buyer will receive full possession on March 15, 2018. Seller will provide marketable title to the buyer evidenced by Title Insurance. Tri County Title, Columbus NE will facilitate the closing. Title insurance and closing costs will be split 50/50 between the buyer and seller on each tract. The current year real estate taxes will be paid by the Seller and 2018 Real Estate Taxes will be paid by the Buyer. Property will not be sold subject to financing. Please have all financial arrangements made prior to the auction. The written purchase agreement to be signed by the seller and buyer after the auction is the sole and controlling document of this sale and supersedes all terms whether verbal, written, expressed or implied and shall be the sole and controlling document for this real estate transaction.
