    General Description

    This 80+/- acre tract runs east to west in the Northeast part of Section 27. The land lies nearly flat with a shelterbelt along the south boundary. This tract has been in CRP and the contract has expired. This is a good productive tract of land. It has good access on the east and north gravel roads. There is an abundance of Pheasant and Deer on the property.

    The bidding increments will be $50/acre. The final sale value will be calculated based on 80 acres times highest bid.


    BIDDING PROCESS:

    You may place bids on this farm for 21 days beginning @ 2:00 PM on November 28 until bidding ends on December 19 @ 2:00 pm. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes. This will continue until there is a five-minute period where no bids are placed. Full possession to be given on day of the closing. NOTE: Do not wait until the day the auction closes to register to bid online.     Terms

    The successful high buyer will be notified by a BigIron Realty agent at the conclusion of the auction and will be required to enter into a written purchase agreement with 15% down payment to be bank wired within 48 hours of the close of the auction. The balance will be due at closing on or before January 19, 2018. Buyer will receive full possession on the date of closing. Seller will provide marketable title to the buyer evidenced by Title Insurance. The current year real estate taxes will be paid by the Seller and 2018 Real Estate Taxes paid by the Buyer. Property will not be sold subject to financing. Please have all financial arrangements made prior to the auction. The written purchase agreement to be signed by the seller and buyer after the auction is the sole and controlling document of this sale and supersedes any and all other terms whether verbal, written, expressed or implied and shall be the sole and controlling document for this real estate transaction.
