    Description: Premiere hunting property lease for the 2022and early 2023 hunting season in central Nebraska!  Pristine 640+ acres of the mule and whitetail deer, and turkey hunting on a secluded, private ranch in Loup County, Nebraska– Firearm Unit – Calamus West. This property is located about 1 mile south of Taylor, Nebraska. It has some of the best hardwood trees and thick cedar cover in the state with plenty of open areas for forage. The quiet surroundings make this the perfect hunting paradise for your 2022-2023 deer and turkey hunting season. Hunting insurance is required and is not a part of the auction bid.

    UTV’s and 4wheelers are acceptable to be on the property to hunt and retrieve your animals.  A deposit is required for any trash pick up and will be refunded upon review of the property – (pack in pack out).

     

    There is an area for RV’s – no hookups at this time


    The bidding increments will be $100.


    Bidding Process: Bidding increments will be $100 Real Estate Agent reserves the right to adjust bidding increments. You may place bids on this hunting lease for 14 days beginning October 20, 2022, and ending November 3, 2022, at 1:00 PM. This unreserved online auction features bidding extensions. The closing time will be automatically extended when any bid is in the last 5 minutes and will close when no bids are received for 5 minutes.  NOTE: Do not wait until the day the auction closes to register to bid online. All bidders must be approved to bid, so register at least 24 hours prior to the auction close or call 800-887-8625 for assistance.

    1.  Can I preview the land before the auction?

    Yes you can walk it after you call Ron Stock 402-649-3705 and get permission.

    2.How many people are allowed?

    5 Hunters (rifles) total. Immediate family can accompany those 5 hunters.

    3. Can we leave the remains of harvested animals?

    Yes

    4. Is this lease exclusive?

    This is an Exclusive Lease, meaning no other owners or family members will be hunting the land?

    No one will hunt the ground except the winning bidder.

    5. Is predator hunting allowed such as coyotes?

    Yes

    6. Do I need to get insurance?

    Yes, you will need to list the landowner as a "named insured" on your policy with the legal description of the property included. The landowner will require a copy of proof of insurance before you are allowed to have possession of the property.

    7. Is this a 1-time lease or will I have the opportunity to lease it every year?

    It is the landowner's intention to lease it to the same family year after year, but we will have to sit down and sign a new lease every year. This will be a single 2022 hunting lease with next year to be determined.

    8. Is there currently cattle on the property?

    No cattle. The land was not grazed last year. It will be grazed in 2023.

    9. What weapons are allowed?

    Archery, Rifle, and Muzzle Loader are the weapons allowed.


    Location: From Cornerstop Convenience store on Hwy 183 south of Taylor, NE, go ½ mile south, then the property will be on the west side of the road.

     

    Possession: Immediately after payment has been made. Lease expires on January 31, 2023.

    Terms:  The successful bidder will be required to enter into a written hunting lease agreement immediately after the sale with full payment due within 48 hours of the sale. The payment can be made by certified check or by wire transfer. Please have all the financial arrangements made prior to the auction. The written hunting lease agreement, to be signed by Owner and Lessee after the auction, is the sole and controlling document of this lease and supersedes any and all other terms, whether verbal, written, expressed, or implied, and shall be the sole and controlling document for this transaction. BigIron Realty is an agent of and is working for the Seller. Agent owned. The lease expires on January 31, 2023. The owner and/or owner’s agent will be inspecting the property throughout the lease.
