    Description:

    This 380+/- acres selling in 4 tracts is some of the finest, best located farmland in McPherson County, KS. USDA-NRCS classifies 100% of the soils on these tracts as ‘Prime’ cropland. The tracts are located between Moundridge and McPherson, KS.  Each tract sells individually with no combination of tracts. There is no buyer’s premium.  Seller’s mineral rights go to the buyers.  Possession on tracts 1, 2 and 3 pass at closing on or before May 23, 2024.  Early access for spring planting ahead of closing is available with the 10% down payment increased to 25%. Possession on tract 4 will pass after 2024 wheat harvest.     USDA-NRCS classifies 100% of the soils on this tract as ‘Prime’ cropland. Soils are 96.2% Crete silt loam 0-1% slope and 3.8% Crete silt loam 1-3% slopes. This highly productive land is in the Crete-Smolan soil association with deep, nearly level to gently sloping moderately well drained upland soils. The tract has a full FSA base of 126.0 acres exceeding its cropland of 123.07 acres. This outstanding tract is located halfway between McPherson and Moundridge on Old Hwy 81. It’s currently in 2023 corn stubble and ready for your spring farming operations. Take immediate possession at closing on or before May 23, 2024.
