    Tract #1 is 158.66+/- acres of cropland of which 35.48 acres is expired CRP. The remaining 123.18+/- acres is primarily ‘Prime’ Kuma and Keith silt loams 0-1% slopes. Kuma and Keith are the number 1 and 2highest quality soils in northwest Kansas. This quarter is located 12 miles north of St. Francis, KS, on Road 15, or 7 miles south of Hwy 34 running between Benkelman and Hagler, NE.     BIDDING PROCESS: You may place bids on this land for 14 days beginning June 14, 2022, and ending June 28, 2022, at 11 a.m. CDT. This unreserved online auction features bidding extensions.     Terms:  The sale is subject to all rights of way and easements, whether recorded or not, and to oil and gas leases of record if any. The successful Buyer will enter into a written purchase agreement immediately after the sale with a 10% non-refundable down payment payable to Cheyenne County Title, LLC; 313 .S.
