    Description: This highly productive quarter is 100% cropland. It’s located in the Richfield-Ulysses association of upland loamy soils in Scott County. USDA/NRCS classifies all but 7.2% of the soils in this quarter as class 2 and 3, and they would be considered ‘prime’ if irrigated. These soils are that good.  It's currently unplanted and covered in prior crop wheat and milo residue. There is $2,115.69 in residual value from a prior manure application by the tenant. At closing, the buyer will reimburse the prior tenant for this manure. Immediate possession of the land passes to the buyer at closing on or before May 17, 2024. If earlier access for spring field work is desired, this can be arranged by increasing the down payment from 10% to 25%. Taxes are prorated to the date of closing.
