    Tract 1:

    Description:  Here's your opportunity to purchase some of the nicest pivot irrigated cropland around Humphrey, NE. If you’re looking for quality, this one’s for you! The property is nearly all-level and is located on a hard-surfaced road just off Hwy 81. The sale includes two 7-tower Zimmatic pivots, a natural gas power unit, and a 100 Hp Amarillo gearhead w/pump. Please note the west pivot encroaches on the neighboring farm to the north. The new owner will either need to make an agreement with the neighboring landowner or shorten the pivot.


    The bidding increments will be $50/acre on Tract 1 and $2,500 on Tract 2. The final sale price on Tract 1 will be calculated based on total acres times the highest bid.  Tract 2 will be sold as a total bid and not per acre. Real Estate Agent reserves the right to adjust bidding increments.

    BigIron Realty Agents will be at the BigIron Realty office in Columbus, NE, on December 6, 2022, from 9:00 a.m. CST until the conclusion of the online auction. Please come during the times scheduled to discuss the farm. BigIron Realty Representatives will be there to assist Buyers with registering to bid online. You do not have to be present to bid online, but you are required to be available by phone.

     

    BIDDING PROCESS: You may place bids on this farm for 14 days beginning November 22, 2022, and ending December 6, 2022, at 10:00 a.m. CST. This unreserved online auction features bidding extensions. The closing times will be automatically extended when any one of the coupled tracts receives a bid in the last 5 minutes and will close simultaneously when none of the tracts receive a bid for 5 minutes. This will allow bidders to monitor each tract without the fear of missing out on any other tract. NOTE: Do not wait until the day the auction closes to register to bid online. All bidders must be approved to bid, so register at least 24 hours prior to the auction close or call 800-887-8625for assistance.

     

    Please note: A survey will be completed after the auction only if there are two separate Buyers to determine the exact acres on each tract. If the final acres differ on tract 1, it will be calculated by multiplying the final sale price by the final surveyed acres.
