    Tract 1:

    DescriptionThis 219.74+/- acres is ‘100% prime class 2 farmland’ per USDA/NRCS. Soils are 88.4% Crete silt & Ladysmith silty clay loams 0-1% slope; 11.6%is Crete silt loam 0-3% slope.  It sells with water right #32850 dated 3-22-1979. The water right is rounded to 220.0 acres. The water right includes an additional 33-acre “place of use” on an adjoining landowner. The 33 acres at one time were farmed and irrigated with the land being sold. The water right authorizes the pumping of 204-acre feet at 1,105gallons per minute. The irrigation well sets approximately 600 ft north of the center of the SE 1/4 19-21-3.   It waters 133.76 acres of cropland on the (E1/2 of the E 1/2 19-21-3) using underground drip tape. The 133.76 irrigated acres produced 70 bushels of soybeans in 2022. The well also provides water by an underground pipe to a concrete pivot pad on the west side of the adjoining west82.44 acres (W 1/2 of the SE 1/4 9-21-3). A windshield wiper pivot of a prior farm operator has been removed. The electric pigtail is there at the pad. This 82.44 acres was farmed as dryland in 2022 and produced 100-bushel corn.

    BIDDING PROCESS: You may place bids on this land for 14 days beginning November 22, 2022, and ending December 6, 2022, at 11:00 a.m. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding will be automatically extended to five minutes. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online.     The irrigation engine (John Deere), gearhead, and filter system belong to the landowner and sell with the land. The engine runs on a mix of natural gas and diesel.

     

    The land is bordered on the east by 13th Ave and on the south by Arrowhead Road. Paved Arapahoe Road is one mile south.
