    Tract#14:  622 +/- Acres (Survey of bin site is completed and attached below)

    Description: This tract is known as “Verle’s Place”.  It is a square section of grass and cropland minus a 15-acre home and building site which DOES NOT SELLThe bin site at 3 acres has been surveyed and WILL NOT SELL.  There is approximately 220 acres of planted wheat, and the buyer will receive the cash rent for the wheat ground in 2024.  The balance of the approximate 400 acres is fenced grass on 2 sides.  These are newer 5 wire fences of very good quality and only 3 years old. The fences have steel pipe corners.  The balance of the fence is 20 years old and in good repair. There is a solar powered submersible well that was new in 2020 but is currently not being used. Tenant states that it is pumping less than 3 gpm.

     

    The bidding increments will be $50/acre on tracts 1-4 and 6-15, tract 5 will be $2,500 bidding increments. The final sale price will be calculated based on the total acres times the highest bid for tracts 1-4 and 6-15.

    BIDDING PROCESS: You may place bids on this farm for 14 days beginning January 18, 2024, and ending February 1, 2024, at 11:00 a.m. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time on any of the tracts, the bidding period is automatically extended to five minutes on all of the tracts. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online. All bidders must be approved to bid, so register at least 24 hours before the auction close or call 800-887-8625 for assistance.


    Legal Description: This tract is identified as Parcel # 700016087.    The Legal Description is All of Section 24, Township 3N, Range 18E, containing 620+/- acres, Texas County, Oklahoma. Survey will determine exact acres.

    Location: This tract is bordered on the west by paved road Hwy 53 on the west side and Rd T on the north side.
