    Tract #1: 568.1318+/- Acres

    Description: Tract #1 has an 8-tower Valley pivot which makes a full circle. The well is powered by a diesel power unit and generator. All irrigation equipment on this tract is included in the sale. Per FSA Information: Tract #1 has 154.26 irrigated acres and 387.05 dryland acres. All acres are planted to soybeans in 2023. County Road 3405 is called the county line road between Bowie County on the east side and Red River County on the west side but some acres on the west side are in Bowie County.  All of Tract #1 is in Bowie County. The current lease expires on 12/31/23 so possession is open for 2024.

    BigIron Realty Agents will be hosting the sale at the Holiday Inn Express, in Texarkana, TX, on Thursday, August 17, 2023, from 9:00 a.m. until the conclusion of the online auction. Please come during the times scheduled to discuss the farm. BigIron Realty Representatives will be there to assist buyers with registering to bid online. You do not have to be present to bid online, but you are required to be available by phone.

     

    BIDDING PROCESS: You may place bids on this farm for 14 days beginning Thursday, August 3, 2023, and ending Thursday, August 17, 2023, at 12:00 p.m. This unreserved online auction features bidding extensions. If a bid is received on any tract within five minutes of the scheduled close time, the bidding will be automatically extended to five minutes on all tracts. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online.  All bidders must be approved to bid, so please register on bigiron.com at least 24hours prior to the auction close or call 800-887-8625 for assistance.

     

    Legal Description: Being approximately 568.1318 acres part of the John H Nall Headright Survey A-452, Leonard Ward Headright Survey A-664,and a part of the Jesse Dean Headright Survey A-137 all situated in Bowie County TX.
