Coming up for auction is a gravity irrigated farm with good, productive soils. There are 62.68 certified rights to irrigate acres on it, according to the Central Plat NRD. There are two wells on this farm. The south well has had extensive work done on it in 2021 by Fairbanks Irrigation in Wood River. Invoices of work done are available on our website. The south well has a 40 HP electric motor on it that is set at 600 GPM at 30PSI and could run a pivot, according to Fairbanks Irrigation. An acreage on the farm has been surveyed out and does not go with the farm. The survey is on our website. Access is excellent by a blacktop road and is close to local markets and an ethanol plant. BIDDING PROCESS: You may place bids on these farms beginning March 8, 2022. Bidding concludes on March 22, 2022. This unreserved online auction features bidding extensions. The closing times will be automatically extended when anyone of the coupled tracts receives a bid in the last 5 minutes and will close simultaneously when none of the tracts receive a bid for 5 minutes.  This will allow bidders to monitor each tract without the fear of missing out on any other tract. NOTE: Do not wait until the day the auction closes to register to bid online. The bidding increments will be $50 per acre. The final sale price will be calculated on per-acre basis times the highest bid received on each tract.

Note:  Both tracts have been farmed as one by the same tenant for many years. The tenant owns the gravity pipe and fittings, and they do not go with the sale. The current tenant is open to continuing farming both tracts if needed.

Possession, Tracts1 & 2:  The Buyer shall have immediate possession of the real estate upon execution of the purchase agreement and tendering of the necessary down payment. If Buyer takes immediate possession, risk of all loss shall be on Buyer from the date that this purchase agreement is executed to the date of closing. Any inputs or improvements implemented between the date of execution and the date of closing shall remain the property of the Buyer.  Notwithstanding the foregoing, inputs or improvements implemented by the Buyer shall be forfeited by the Buyer to the Seller if Buyer fails to timely consummate this transaction. Seller and Buyer further understand and agree that improvements located on the real estate may not be materially altered, and structures may not be removed, destroyed, or burned by the Buyer prior to the date of closing. Time is of the essence of this transaction.

Terms:  The successful Buyer will be required to enter into a written purchase agreement immediately after the sale.  Buyer must make a $60,000 non-refundable down payment payable to BigIron Realty Trust Account. The earnest deposit can be made by a personal check, company check, or wire transfer. The balance will be due at closing on or before May 3, 2022.  Seller will provide marketable title to the Buyer evidenced by Title Insurance.  Boone County Title & Escrow, Albion, NE, will facilitate the closing.  Title insurance and closing costs will be split 50/50 between the Buyer and Seller on each tract.  The 2021 real estate taxes will be paid by the Seller and 2022 real estate taxes will be paid by the Buyer.  The property will not be sold subject to financing.  Please have all financial arrangements made prior to the auction. Buyer and Seller agree to cooperate on a 1031 exchange, if applicable. The written purchase agreement to be signed by the Seller and Buyer after the auction is the sole and controlling document of this sale and supersedes all terms, whether verbal, written, expressed, or implied, and shall be the sole and controlling document for this real estate transaction.
