GENERAL DESCRIPTION

The farm is irrigated with Zimmatic 7 tower center pivot that shows 1,319 hours on the meter.  Water is from the Bostwick Irrigation District and is pumped to the pivot with a Cornell 4 inch pump powered with a New Holland 5.0 L 4 cylinder diesel power unit.  There is a fuel tank also selling with the farm.  There is underground pipe from the republican river pump (File 45002) that would make water available if the same buyer also purchased tract 4 or enters into an agreement with the buyer of tract 4.  The land was in soybeans in 2017.  The hay shed in the SW corner of the tract is NOT included and has been surveyed.  

PLEASE NOTE THE SPECIAL BIDDING INSTRUCTIONS ON TRACTS 2, 3, 4, & 5  

The scheduled closing time on Tracts 2, 3, 4 & 5 will be automatically extended when any one of the tracts receives a bid in the last 5 minutes and will close simultaneously when none of the tracts receives a bid for 5 minutes. This will allow bidders to monitor each tract without the fear of missing out on any one tract.

BID INCREMENT

The bidding increments will be $50 per acre. The final sale value will be calculated on a per acre basis times the highest bid received on each tract

BIDDING PROCESS:

You may place bids on this farm beginning February 16.  Bidding concludes on March 2. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled ending time, the bidding period is automatically extended for five more minutes. The extension process will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the last day of the auction to register to bid online. WATER RIGHTS:

Bostwick Irrigation District

129.3 irrigated acres up to 15 inches /acre/year.  2018 assessment is $44/Acre & $4.38/Acre repay total of $48.38/acre.  Buyer will be responsible for the 2018 assessment.

File 45002 authorized 87 AF/year at 800 GPM on 260 acres shared with the west pivot on Tract 3.  File 45002 is only available to Tract 2 if the buyer also purchases Tract 4 or enters into an agreement with the owner of Tract 4.  The tract is subject to an easement for underground pipe that is located across the property.

2017 REAL ESTATE TAXES:

2017 General Taxes and Special assessments (Bostwick) on 155.3 acres more or less is $10,766.89
