    Tract 2

    155.71+/-acres with 129.58+/- acres of cropland that is expired CRP grass. The Seller swathed and baled the grass at the end of July 2022.  Two fields of nearly the same size, 64.82 acres, and 64.76 acres, are, separated by 24.89 acres of native grass and wildlife habitat running east-west through the middle of the quarter. The pasture is not fenced. A 5-inch PVC cased well is near the center of the grass. The well is 25 feet to the water and 60 feet deep. It requires a submersible pump and a power source. The 129.58+/- acres are classified as cropland and could be put back put back to grain production or left in grass. The soils are Langdon fine sand 0-15% slopes on the north half. The south half is predominately Hays-Solvay loamy fine sands and Hayes-Turon complex, all 0-5% slope that are soils of ‘Statewide Importance’ class 3, just under ’prime’ class 2. There are several tree groves with deer and turkey. The land is on paved 140th Ave a half mile north of Zenith, KS, on Hwy 50 on the Stafford-Reno County line.
