    Agents notes: All these farms are electric, and all but one tract is pivot irrigated. They all have good access from well-maintained gravel roads and are close to local markets. You rarely get a chance to own such nice, turnkey operations in proximity to each other.


    The bidding increments will be $50/acre. The final sale price will be calculated based on the total acres times the highest bid.

    BigIron Realty Agents will be at the St. Paul Civic Center, in St. Paul, NE, on November 9, 2023, from 8:00 a.m. until the conclusion of the online auction. Please come during the times scheduled to discuss the farm. BigIron Realty Representatives will assist buyers with registering to bid online. You do not have to be present to bid online, but you must be available by phone.

     

    BIDDING PROCESS: You may place bids on this farm for 14 days beginning October 26, 2023, and ending November 9, 2023, at 10:00 a.m. This online auction features bidding extensions. If a bid is received on any tract within five minutes of the scheduled close time, the bidding will be automatically extended to five minutes on all tracts. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online.  All bidders must be approved to bid, so please register on bigiron.com at least 24 hours prior to the auction close or call 800-887-8625 for assistance.


    Tract 2:  160+/- Acres

    Description: There are two 80’s separated by a gravel road. Both 80s are gravity irrigated and are in soybeans this season. The pipe goes with the sale, but the trailers belong to the tenant and do not sell. The northwest 80 has a gravel road access to the acreage to the north, which is not part of the sale. There is an easement for access to the acreage through this road. The well on the southeast corner provides water to this farm. There is an underground pipe that brings water to the port side of the gravel road. A reuse pit to the north irrigates around 5 acres with an electric motor. There are 61.52 certified irrigated acres with this farm, according to the Central Platte NRD. There is some pasture to the northwest.

     

    The southeast 80 is gravity irrigated from the well on the northwest 80 with a pipe under the road and a riser. There is a well and a reuse pit that supplement irrigation as well. There are 73.08 certified irrigated acres with this farm, according to the Central Platte NRD. Watch for the BigIron Realty signs.
