    Thursday, April 25, 2024

    Bidding opens April 11, 2024, and ends April 25, 2024, at 11:00 a.m. CDT

Tract # 2 “The North Ranch” lays to the north of the main ranch and is 1,608.96 acres of rolling grass and meadows. It is cross fenced into 2 pastures and includes Marsh and Rat Lake which are known for excellent Perch fishing.  Water is provided by one windmill as well as Rat Lake and Marsh Lake. The North Ranch has excellent access off Moon Lake Road.

FENCE NOTE:  There is no fence between Tract # 1 “The Main Ranch” and Tract # 2 “The North Ranch”.  The property line will run exactly on the section line and determined by a survey to be paid by the seller. If it sells separately the buyer of Tract # 1 and the buyer of Tract # 2 will pay for a new fence. The cost of the fence will be split equally between the two buyers. If Tract # 1 and # 2 sell to the same buyer, no survey will be needed.

COMMENTS: Greg and Malinda Villwok are selling their ranch located south of Ainsworth, Nebraska and are offering it in 3 very sensible tracts or you can own it all…….just bid. This Ranch is formerly the Lake Land Ranch. It is located only 3 miles off of a blacktop highway.

This Ranch consists of productive and well cared for Sandhill grass. It is cross fenced and watered by windmills, solar wells, free flowing wells, surface water ponds and 3 privately owned lakes. Every pasture has live water! There is a good mix of meadows and hay ground. The condition of the rangeland is above average with warm and cool season grasses. There is excellent winter calving protection.

Enders Lake is located on the Ranch. It is an approximately 300-acre lake that is 13 ft. deep, which makes it excellent for a moonlit boat cruise or a fun filled day of waterskiing. Located in Brown County, this ranch is unique from other sandhill ranches because it comes with LOTS of recreation! This ranch abounds with wildlife including ducks, geese, white tail and mule deer and elk.

Greg and Malinda Villwok own the majority of the Ranch, and their dad owns about 760 acres. All of it will be offered at the same time, along with a rented School Section. This Ranch runs 8-10 acres to the pair.

Recently the ranch was awarded and entered the Grassland Conservation Reserve Program via NRCS where as the Natural Resource Conservation Service pays the ranch $50,000 per year to manage these pastures in a way to not overgraze and not break the sod up for modern day farming practices.

The home has been remodeled. In the summertime it is like Yellowstone and in the winter months it is like Winter Park.
