It has 40.69+/-acres of dry cropland with 4.26+/- acres of trees and grass.  The north half of the tract is ‘prime’ Sharpsburg silty clay loam, with 4 to 8% slopes. The south half is a soil of 'statewide importance' Armster clay loam 6 to 12% slope. The cropland has well-maintained terraces. No crops are currently planted on the 40.69 acres of cropland. It's desirable with Warnock Lake recreation area adjoining the 44.95+/- acres to the north and the northwest. The Mt. Vernon Cemetery also adjoins the property to the north.
