    Tract 2: 461+/- Acres

     Description: This 461+/- acres (includes 40 acres west of the levee), and a 6-tower 2004 Zimmatic pivot, the newer 9 tower makes a full circle on the east side of the property. The good irrigation well is located at the pivot point of the 9-tower pivot and goes underground to the 6-tower Zimmatic pivot. 

    Drainage ditches keep the farm productive in wet years. The west dryland, 40 acres (over the levee), borders the river on the west side. The farm has Hwy 136 frontage, with great access to several elevators very close by. There is a bin site with (4) 6,000-bushel bins that sell with the farm and a newer submersible well with a hydrant located here also. A small portable office building and a white hoop building may be available for purchase from the previous tenant. The compost pile does not sell with the land. The Buyer does not have to pay for levee acres.

    BIDDING PROCESS: You may place bids on this farm for 14 days beginning December 1, 2022, and ending December 15, 2022, at 1:00 p.m. This unreserved online auction features bidding extensions. The closing times will be automatically extended when any one of the coupled tracts receives a bid in the last 5minutes and will close simultaneously when none of the tracts receive a bid for5 minutes. This will allow bidders to monitor each tract without the fear of missing out on any other tract. NOTE: Do not wait until the day the auction closes to register to bid online. All bidders must be approved to bid, so register at least 24 hours prior to the auction close or call 800-887-8625 for assistance.
