    Tract#2:   640.47+/- Acres

    Description: This tract consists of 4 Parcel ‘s of land which will sell as one tract totaling 640.47+/- Acres, Texas County, Oklahoma. Mineral Rights, if any, will go to the buyer. All 4 parcels are irrigated with pivot pads in the center of each parcel. Each pad on each parcel is connected with an underground pipe that is connected to both wells. There are 2 wells supplying water to the pivots.  One is in the south part of Parcel 2A, and the other is in the NW Corner of Parcel 2B.  

    NOTE:   All irrigation equipment – pivot, motor, gearhead, & pump are owned by the tenant. The hole in the ground and underground pipe sells with the farms. Phase converters run the pivots.  Wheat ground Tenant reserves the right to irrigate his growing wheat crop and he will pay the natural gas and electric charges.

    All corners on all 4 parcels are dryland crop ground and the 8 corners on the North Qts are planted to wheat. The buyer will receive the cash rent on the dryland corners planted.

    The tenant stated that both wells pump approximately 1200 gpm which is enough to run all 4 pivots simultaneously. The tenant also stated that the well in tract 2A tends to pump some salt mid-June through July, and the well in 2B pumps good water all season.

    Sellers have purchased the Pumps, Gearheads and Pipe from the Tenant so these Items are now included in the Sale of Tract #2.



    The bidding increments will be $50/acre on tracts 1-4 and 6-15, tract 5 will be $2,500 bidding increments. The final sale price will be calculated based on the total acres times the highest bid for tracts 1-4 and 6-15.

    BIDDING PROCESS: You may place bids on this farm for 14 days beginning January 18, 2024, and ending February 1, 2024, at 11:00 a.m. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time on any of the tracts, the bidding period is automatically extended to five minutes on all of the tracts. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online.
