    Tract 2: 80.23+/- Acres

    Description: These two highly productive and easy to access eighties lay directly south of Stagecoach/M Road between Panama and Douglas Nebraska. Excellent soils comprised primarily of Wymore silty clay with the remainder made up of Nodaway-Colo complex and a small potion in Pawnee clay soils. This farm is gently rolling and impeccably terraced. In 2023 the entire half section, containing 321.96 acres, was planted and certified at 298.6 acres. The U.S. National Resource Conservation Service reports the soil productivity at a healthy 55.9 NCCPI (National Commodity Crop Productivity Index) rating. Average annual mean precipitation is in the highest area of the state at over 32in, as reported by Oregon State University from 1991-2020. The seller reports 2023 production results of 55 bu/ac for soybeans and 181.5 bu/ac for corn. BigIron Realty Representatives will be there to assist buyers with registering to bid online. You do not have to be present to bid online, but you must be available by phone.

     

    BIDDING PROCESS: You may place bids on this farm for 14 days, beginning March 8, 2024, and ending March 22, 2024, at 11:00 a.m. This online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time on any of the tracts, the bidding period is automatically extended to five minutes on all tracts. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online.     Legal Description:

    Tract 2: E ½ NE ¼ of Section 5, Township 7N, Range 9E Otoe County, NE, containing 80.23+/-acres.

     

    2023 Taxes: The taxes were $15,750.58 for the entire 321.96 acres.  For the individual tracts, taxes and Property ID’s are TBD.

     

    Land Location:  3.5 miles east of the intersection of HWY 44 & Stagecoach/M Road, laying to the south.

     

    Minerals: All mineral interest owned by the seller, if any, will be conveyed to the buyer(s).

    FSA-156EZ Report:
    On the entire ½ section or 321.96 acres, the FSA reports 317.52 acres of farmland, 313.28 acres of cropland and base acres of 298.60.
