    PLEASE NOTE THE SPECIAL BIDDING INSTRUCTIONS ON TRACTS 2, 3, 4, & 5  

    The scheduled closing time on Tracts 2, 3, 4 & 5 will be automatically extended when any one of the tracts receives a bid in the last 5 minutes and will close simultaneously when none of the tracts receives a bid for 5 minutes. This will allow bidders to monitor each tract without the fear of missing out on any one tract.

    BID INCREMENT

    The bidding increments will be $50 per acre. The final sale value will be calculated on a per acre basis times the highest bid received on each tract


    BIDDING PROCESS:

    You may place bids on this farm beginning February 16.  Bidding concludes on March 2. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled ending time, the bidding period is automatically extended for five more minutes. The extension process will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the last day of the auction to register to bid online. All bidders must be approved to bid.  Register at least 24 hours prior to the last auction day or call 402-564-3369 for assistance.

     

    LEGAL DESCRIPTION:

    The NE ¼ of Section 31, Township 2 South, Range 4 West of the 6th P.M. less the building site located and the NW ¼ of Section 31, Township 2 South, Range 4 West of the 6th P.M., less the 40.47 acres in the NW corner of the NW ¼.  See web site www.bigironrealty.com for the Informational Title Report No. 4787 for the exact legal description and Certificate of Survey.


    WATER RIGHTS:

    Whisperwatt Model DCA-70SSIU Diesel power unit/generator that runs the 2 submersible wells will sell with Tract 3.Shows 3883 hours on the Isuzu power unit.East Pivot

    File 42,706 (battery of 2 submersible wells used to irrigate the East Pivot) authorizes 115 AF/year at 800 GPM on 130 Acres subject to Minimum Desirable Streamflow

     

    West Pivot

    98.2 irrigated acres up to 15 inches/acre/year.  2018 assessment is $44/Acre & 4.38/Acre.  Buyer will be responsible for the 2018 assessment.

    File 45002 authorized 87 AF/year at 800 GPM on 260 acres to be shared with Tract 2.  File 45002 is only available to west pivot on Tract 3 if the buyer also purchases Tract 4 or enters into an agreement with the owner of Tract 4. 

     

    The West pivot is a T&L 8 tower center pivot with point control that shows 3,608 hours.  Pivot was installed in 1999.  The water to this pivot is from Bostwick Irrigation District and is pumped to the pivot with a Cornell 4RB-F16 pump powered by a New Holland 5.0L 4 Cylinder Diesel power unit.  There is also a fuel tank included. There is underground pipe from the republican river pump (File 45002) that would be available if the same buyer also purchased tract 4 or enters into an agreement with the buyer of tract 4.   The tract is subject to easements for underground pipe that is located across the property.  

     

    The East pivot is a Zimmatic 7 tower center pivot that was installed in 1999.Meter shows 10,681 hours.  The water is pumped to the pivot with a battery 2 submersible irrigation wells. 

    The center pivots will overlap each other on this property. 


    2017 REAL ESTATE TAXES:

    2017 Real Estate Taxes on 267.50 Acres are not available due to the splitting of tracts.  See web site for tax information updates.  Special Assessments (Bostwick) on 98.2 acres more or less is $ 4,750.92

    The successful high buyer will be notified by a BigIron Realty agent after the conclusion of the online auction. The buyer will be required to enter into a written purchase agreement with 15% down payment to be paid with a check or bank wired within 48 hours after the auction to Republic County Title Company, who will be acting as the closing agent. The balance will be due at closing on or before April 2, 2018. Buyer will receive full possession on the date of closing.
    Seller will provide marketable title to the buyer evidenced by Title Insurance. Cost of Title insurance and escrow closing fees will be split between the seller and the buyer. The 2017 real estate taxes will be paid by the Seller and 2018 Real Estate Taxes and Irrigation Special Assessments on applicable tracts will be paid by the Buyer.
    All Tracts will be sold subject to right of ways and easements and restrictions of record. Please review the Information Title Reports for each tract of land. Reports are available on www.bigironrealty.com. All Acreage figures and tax information has been provided from reliable sources but are not guaranteed. All FSA information provided is subject to change.
    Each Bidder will be responsible for doing their own inspection of the real estate and personal property. The irrigation equipment was used in 2017 and was in working condition, however, all equipment will sell “as is, where is.” Neither the Seller or BigIron Realty, its agents or representatives, are making any warranties, either expressed or implied.
    Property will not be sold subject to financing. Please have all financial arrangements made prior to the auction. The written purchase agreement to be signed by the seller and buyer after the auction is the sole and controlling document of this sale and supersedes any and all other terms whether verbal, written, expressed or implied and shall be the sole and controlling document for this real estate transaction.
