    Description:  Here is your opportunity to purchase a combination of irrigated and dryland farmland. It lays rolling and has 43.78 irrigated acres, 53.25 dryland, and 19.14 acres of creek pasture. The well and pump are included in the sale. The tenant owns the power unit.

    The bidding increments will be $50 per acre. The final sale price will be calculated on a per acre basis times the highest bid.

    BigIron Realty Agents will be at the Holthus Convention Center in York, NE, on Tuesday, November 22, 2022, from 8:00 a.m. until the conclusion of the online auction. BigIron Realty Representatives will be there to assist Buyers with registering to bid online. Please come during the scheduled times to discuss the farm. You do not have to be present to bid online, but you must be available by phone.

    BIDDING PROCESS: You may place bids on this farm beginning November 8, 2022, and ending November 22, 2022, at 10:00 a.m. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled ending time, the bidding period is automatically extended for five more minutes. The extension process will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the last day of the auction to register to bid online. All bidders must be approved to bid. Register at least 24 hours prior to the last auction day or call 800-887-8625 for assistance.

    Legal Description: The NW ¼ SW ¼ and W ½ NW ¼ Sec. 13-9-3 York County, NE, containing 121.27+/- acres.

    Land Location: From McCool Junction, NE, at the intersection of US 81 and Road 4, go 1 mile west L Road, then go north ½ mile. The farm is on the east side of the road.

    Terms:  The successful Buyer will be required to enter into a written purchase agreement immediately after the sale. Buyer must make a $100,000 non-refundable down payment on tract 1 & 2 and a $50,000 on tract 3 payable to BigIron Realty Trust Account. The earnest deposit can be made by a personal check, company check, or wire transfer. The balance will be due at closing on or before December 22, 2022. Seller will provide a marketable title to the Buyer, evidenced by Title Insurance. Title insurance and closing costs will be split 50/50 between the Buyer and Seller on each tract. The Seller will pay the 2022 real estate taxes, and the Buyer will pay the 2023 real estate taxes. The property will not be sold subject to financing.
